Anti-Money Laundering

Samuel Wood is required under the Money Laundering, Terrorist Financing and Transfer of Funds (information on the Payer) Regulations 2019 to conduct anti-money laundering checks on all parties selling or buying a property. We are responsible for the checks and ongoing monitoring, and our initial check is carried out digitally using Credas who will contact you when you have instructed us in your sale or had an offer accepted on a property you wish to buy.  There is no footprint left by such checks on your credit history. The charge for these checks is £25.00 (including VAT) per person. If for any reason we have to perform manual checks in our branch office instead, the charge will still be payable. This non-refundable charge contributes to our costs in performing these mandatory checks, and will need to be paid before we list your property (in the case of a vendor) or issue a memorandum of sale (in the case of a buyer).
